The Spring Thaw and Your Basement
In Moncton, spring can be slow to arrive, then sudden. When the snowpack melts and rain falls on frozen ground, basements take the brunt.
Request a plumberWhy basements get wet
Frozen ground can't absorb meltwater, so it runs along the surface and collects against foundations. Groundwater rises as the thaw goes on. A basement that's dry all winter can take on water in a few days.
Test the sump pump
Pour a pail of water into the pit. The pump should start, empty it and stop. Check the discharge line outside is clear of ice and snow so the water actually leaves.
Clear the outside
Shovel snow away from the foundation, clear downspouts and make sure they drain well away from the house. Small steps outside can keep a lot of water out.
Backwater valves
If your home has ever had sewage come up a floor drain during a storm, ask about a backwater valve. It closes when sewage flows back toward the house.
Watch for signs
Damp spots on the floor, water stains at the base of walls, musty smells or efflorescence, the white powder on concrete, all suggest water is getting in.
Get help
If the pump won't run or the basement keeps taking on water, see sump pumps and backwater valves.
Keep a record
Note the dates water appeared, how much rain or melt there was, and where the water came in. A pattern over a few springs helps a plumber or contractor decide whether the answer is a sump pump, a backwater valve or work outside the house.
Finished basements
If your basement is finished, water damage costs more because it reaches flooring, drywall and furniture. A water alarm near the sump pit and the hot water tank gives early warning. Keep stored items off the floor during the thaw.
